BARJANE is developing its first ever “turn-key” project in Ile-de-France, in Val d’Europe, for the Auchan Group
Val d’Europe offers important advantages in terms of economic development, environmental quality and accessibility, and will welcome the Auchan Group in the first half 2015 with a new 52 000 m² platform delivered ready to use by BARJANE. This new prestigious signing in large scale distribution highlights BARJANE’s integrated global real estate investment strategy.
An essential link in the new logistics scheme in the Paris Region, the future distribution platform for Auchan in Val d’Europe will supply consumer products, soft drinks, perfumes and pharmacy products to around forty hypermarkets and drive-throughs in the main area to the east of the Ile de France.
Its implementation was entrusted to BARJANE under a long-term lease. It will be located in Serris, within the “ZAC du Couternois” developed by the “Etablissement Public d’Aménagement de Marne-la-Vallée, EPAFRANCE, and in partnership with the “Syndicat d’Aglommération Nouvelle du Val d’Europe (SAN du Val d’Europe) and Serris town.

The economic zone has succeeded in retaining Auchan’s attention thanks to the high quality of its outdoor facilities and its urban integration. “BARJANE has acquired 13 hectares of land, serviced by EPAFRANCE. The project involves the delivery of a first phase of 20,000 m² in the first half of 2015 followed by a second of 32,000 m² in late 2015-early 2016, “said Julien Mongoin, BARJANE’s Director of Development.
With a two star HQE certification, BREEAM Good rating and ISO 14 001 certification ,like all BARJANE developments, the platform will comprise eight 6,000 m² storage cells as well as two complexes totaling 3,000 m² of office space, social rooms and relaxation areas opening onto terraces and 1000 m² of technical facilities.
Environmental quality is at the heart of the project. Architectural quality, reinforced insulation, reduction of energy consumption, optimization of natural lighting, rainwater recovery, green site charter controlled by the BARJANE team every week … everything is designed to minimize its environmental and visual impact.
“With mixed façades in concrete and double skin cladding, and a timber frame, the building will have a lighting system with presence detection and brightness control to limit energy consumption. Local species will ensure its integration into the landscape with woods, meadows, orchards and hedgerows. “
In the heart of the Paris transport network
With turn-key delivery by BARJANE, the future Auchan distribution centre will enjoy an exceptional location in Val d’Europe. At only 25 km from Paris, its immediate proximity to the A4 motorway will allow the Auchan group access within minutes to the A104 and A86 motorway loops.
Served by a network of buses, the ZAC du Couternois is also linked to the RER A which is situated 2 km away. “The design of the building includes several bicycle shelters and is integrated in the immense local cycle network.” The Chessy / Marne-la-Vallée TGV station, Roissy Charles de Gaulle and Orly airports, a high density of shops and eating places are some of the other services available to the 300 future users of this site.

The future platform will also be home to regional management for Auchan Supply and Logistics Ile de France and its National Training Center for logistic services.
